If you are reading this you will probably be aware that North & central BC has low cost housing opportunities. Price is directly related to the ability to pay and for most of us that means having a job. The dramatic reduction in home prices (and rental rates) is a direct result of the lack of work opportunities in many regional centers. The town of Mackenzie is quite typical. It’s a lumber town and neither the economy nor the pine beetle has been kind to the lumber industry. Mackenzie does have a few items in its favor and 2010 may well see the start of the turnaround. The areas lumber supply was less affected than many by the pine beetle and one shift has already resumed at the Canfor sawmill as a result of close available log supply. Across the lake the Mount Milligan copper/gold mine has most of its permits in place and expect to start construction work 2nd half of 2010. The mine owners, Terrane Metals have stated they will draw personnel from Mackenzie and Fort St. James.

Valleyview Condo Mackenzie BC

The Valleyview condo building, at 101 McIntyre Drive Mackenzie BC V0J 2C0, is located on a slight rise overlooking the community of Mackenzie. The building is a three-story building with all units above ground. The main entry is level and leads directly to the ground floor units. A generous sized elevator across the hall from the main entrance access the second and third floors. The building was built at a time of considerable expansion in Mackenzie BC when there was a need for good quality low maintenance condo units that could be lived in or rented out. The building has proved popular with retired people. Currently 16 of the units are home to their owners and 17 of the units are still owned by the original buyers.

This is a significant buying opportunity as the lowered prices reflecting lowered business activity coupled with very low mortgage rates creates a total monthly cost of ownership that is at or lower than current rental rates.
