The building is a three-story building with all units above ground. The main entry is level and leads directly to the ground floor units. A generous sized elevator across the hall from the main entrance access the second and third floors. Stairwells are located by the main entrance and at both ends of the building where there are additional entrances. Three units have a single bathroom and there is a one-bedroom unit on the main floor. The floor plan lends itself to shared accommodation. The building was completed in 1982 and the strata council has employed a building manager continuously since inception. This is reflected in the overall good condition of the building and the grounds. Strata fees vary slightly according to unit size but are about $210 per month, which includes&lt;span style="FONT-WEIGHT: bold"&gt; hot water &lt;/span&gt;and &lt;span style="FONT-WEIGHT: bold"&gt;cablevision&lt;/span&gt;. Strata holds an adequate contingency fund. There are 67 parking stalls of which 42 have electrical outlets for block heaters. The building has proved popular with retired people. Construction of the connector road between Fort St. James &amp;amp; Mackenzie has commenced. The pulp mill in Mackenzie has been purchased by Paper Excellence and will resume pulp production. These events have brought many people back to Mackenzie with the result that demand for both purchase and rental property has increased significantly.
